Logan has two very different kinds of garage floor. In Yarrabilba, Flagstone and Park Ridge, the slab might be eight months old and still drying out. In Woodridge, Beenleigh and Logan Central, it might be forty years old with oil stains, cracks and three coats of old paint.

The same epoxy job done the same way on both will fail on one of them. The new slab traps moisture under the coating. The old one won’t let the coating grip at all.

We’re an epoxy flooring company based in Pimpama, about 20 minutes down the M1 from Beenleigh. This page covers what we install in Logan, what it costs, the suburbs we work in, and how to compare installers before you sign anything.

Garages are the obvious one. But Crestmead and Beenleigh also have a lot of industrial units and workshops, and those need a harder system than any house. Pick the floor closest to your job:

Garage floors in Logan: new estates vs older slabs

New builds in Yarrabilba, Flagstone, Park Ridge and Logan Reserve

You’ve just got the keys and you want the garage done before the car goes in. Fair enough. But a new slab keeps drying for weeks after the builder leaves, and the usual industry guidance is to wait at least 28 days before coating. Builders also often leave a curing compound or sealer on the surface. Epoxy rolled over that peels.

So on a new slab we test moisture first, grind off whatever the builder left, and use a primer matched to the reading. New slabs usually need less repair work, which tends to bring the price down. More on timing in our guide to garage epoxy flooring for new builds.

Older homes in Woodridge, Beenleigh, Logan Central and Kingston

These slabs have history. Oil drips under where the car has sat for years, hairline cracks, old paint that’s half peeled. Rolling a new coating over any of that just puts a nicer surface on a failing base.

Here the grinding does more work, and we fill and repair cracks before any coating goes down. Expect a little more prep time and cost than a new slab. And if your property is on acreage in Jimboomba or Greenbank with a long drive in, mention it when you ask for a quote, because access affects the day.

How much does epoxy flooring cost in Logan?

Epoxy flooring in Logan costs about $50–$90 per m² for a garage in 2026: solid colour at the low end, flake at the top. Metallic floors run $90–$165 per m². Industrial units and warehouses drop to $35–$75 per m² because the area is bigger. Logan prices are usually in line with, or a little below, Brisbane and Gold Coast quotes.

Job Price per m² Typical total
Single garage, solid colour (~18 m²) $50–$70 $900–$1,260
Single garage, flake (~18 m²) $65–$90 $1,170–$1,620
Double garage, flake (~36 m²) $65–$90 $2,340–$3,240
Metallic / marble effect $90–$165 Single garage $1,620–$2,970
Polyaspartic full system $75–$110 Double garage $2,700–$3,960
Workshop or shed (~40 m²) $55–$85 $2,200–$3,400
Industrial unit (~200 m²), Crestmead / Beenleigh $40–$75 $8,000–$15,000
Warehouse (500 m²+) $35–$55 $17,500–$27,500

If the moisture test shows the slab needs a vapour barrier, that adds $20–$30 per m². We’d rather tell you that before the job than find out from a bubble six months later.

Line-by-line pricing, vapour barriers and DIY comparisons included, is in our Logan epoxy flooring cost guide.

How a Logan epoxy floor goes in

A typical Logan garage takes us 1–2 days on site. Here’s what happens, in order, and the shortcut at each stage that causes floors to fail.

Stage What we do The shortcut to watch for
1. Site visit Inspect the slab, run a moisture vapour test, show colour samples A quote over the phone, sight unseen
2. Grinding Industrial diamond grinding to open the concrete and strip paint, sealer and oil Acid etching or a pressure wash instead
3. Repairs & primer Fill cracks and pits; choose the primer from the moisture reading One primer for every slab, wet or dry
4. Base coat 100% solids epoxy in solid colour, flake or metallic Thin water-based product
5. Topcoat UV-resistant polyaspartic to seal it and stop yellowing Plain epoxy topcoat that yellows in the sun
6. Handover Written aftercare. Walk on it after ~24 hours, drive on it after 48–72 hours, full cure ~7 days No aftercare, cars on it the next morning

The moisture test matters more in Logan than people expect. It’s not as humid as the coast, but new estate slabs are often still damp, and trapped moisture is a common cause of bubbling. Our pros and cons of epoxy flooring for Logan homes goes into the trade-offs.

How to choose an epoxy flooring installer in Logan

Search “best epoxy flooring Logan” and you’ll get a page of five-star businesses with near-identical photos. Star ratings won’t split them. These five checks will:

  1. Ask what happens to your slab before coating. You want to hear “diamond grinding” and “moisture test”. If you hear “acid wash”, keep looking.
  2. Ask about new slabs specifically if you’re in a new estate. A good installer will ask when the slab was poured and may tell you to wait.
  3. Get the warranty in writing. A set number of years, covering workmanship, with the terms on paper.
  4. Check the QBCC licence. In Queensland, building work over $3,300 generally needs a licensed contractor. You can look up any licence number on the QBCC register.
  5. Ask to see a floor that’s at least a year old. Handover photos all look great. A floor after a Logan summer of hot tyres tells you more.

Get two or three written quotes and compare them line by line: grinding, repairs, number of coats, topcoat, GST.

Epoxy flooring Logan: frequently asked questions

A professional garage floor in Logan costs about $50–$90 per m². That’s roughly $1,170–$1,620 for a single flake garage and $2,340–$3,240 for a double. Metallic floors and slabs that need a moisture barrier cost more.

Usually about the same or slightly cheaper. Most of the price is the system and the prep, not the postcode. Our Brisbane flake pricing runs $75–$100 per m² against $65–$90 in Logan.

In Logan the big one is moisture. A new-estate slab that hasn’t dried out can push the coating off from underneath, which is why it has to be tested first. Beyond that, a high-gloss finish gets slick when wet unless grit goes into the topcoat, dragging steel across it can scratch it, and a cheap epoxy-only topcoat goes yellow wherever sun reaches in through the garage door.

That’s a DIY question, and the price depends on the brand and coverage. For context, a DIY kit for a double garage costs about $400–$900 in materials. Without diamond grinding, DIY kits tend to fail years earlier than a professional floor.

Yes, once it’s dry enough. Wait at least 28 days after the pour, then have the slab moisture-tested. That matters a lot in new estates like Yarrabilba and Flagstone.

Give it a day before you walk on it in socks, and two to three days before the car goes back in. The coating keeps hardening for about a week, so hold off on dragging trailers or heavy toolboxes across it until then.

On a garden shed floor that rarely sees a car, it can do the job. In a Logan garage where a hot car parks every afternoon, a thin kit rolled onto unground concrete is usually the first thing to lift.

Yes. We cover Logan City in South East Queensland, from Springwood and Daisy Hill down to Jimboomba and Yarrabilba. That’s Logan City, QLD, between Brisbane and the Gold Coast.

The one that grinds and moisture-tests your slab, puts the warranty in writing, and can show you floors that have lasted. Use the five checks above and read reviews that mention the suburb and the floor type.

Tell us your suburb, roughly how big the floor is, and whether the slab is new or old. A couple of photos help. We’ll book a site visit, test the slab, and give you an itemised written quote.
