Picture a Redbank Plains garage two summers after a cheap coating went down. The tyre tracks have gone grey and tacky. A crack that was already in the slab has split right through the coating. Near the door, where the afternoon sun lands, the floor has turned yellow.

Each of those has an Ipswich cause. Summer days here run hotter than on the coast, so cars come home with hot tyres. A lot of the ground is reactive clay that moves with the seasons, so slabs crack. And a thicker coat fixes none of it. The fixes happen before the first coat: grinding, crack repair, a moisture reading, and a topcoat that can take heat and sun.

We’re based in Pimpama, about an hour from Ipswich via the Logan Motorway, and we work right across the city and the western growth corridor.

Choose your epoxy floor by what it has to handle

Most people start with colour. Start somewhere else: what’s going to drive, drip, spill or walk on the floor. That decides the system. The colour comes last.

Hot tyres, oil and dropped tools. This is most Ipswich garages and tradie sheds. Our epoxy garage floor Ipswich system pairs a thick epoxy base with a heat-tolerant polyaspartic topcoat. Flake epoxy adds texture and hides grime between sweeps, solid colour epoxy is the budget option, and workshop floor coatings step up the chemical resistance for mechanics and fabricators.

Forklifts, pallet jacks and heavy racking. Ipswich has a lot of floor space under roofs like this. Industrial epoxy flooring and warehouse epoxy flooring go on thicker and can take line marking. Showroom floors need the same toughness with a better finish, because customers are looking at them.

Water, grease and cleaning chemicals. Kitchens are the obvious one, and “kitchen epoxy Ipswich” is a common search. Restaurant and commercial kitchen floors need a slip rating and a coved edge where floor meets wall. Bar and pub floors, salon floors and bathroom epoxy deal with the same mix of moisture and harsh cleaners on a smaller scale.

Sun and bare feet. For outdoor epoxy flooring in Ipswich, the topcoat has to be UV-stable and textured. Pool surrounds need more grit again, and a pale colour so the slab doesn’t burn feet in January.

Mostly about looks. Metallic epoxy suits living areas and feature rooms, and retail store floors balance a good finish with foot traffic.

What's different about Ipswich concrete

Garage floors are where most Brisbane homeowners start. And they’re where cheap jobs fail fastest, because a car parked straight off a hot road is the hardest test a floor gets. Soft coatings soften under hot tyres and peel away with them.

Our garage system is a 100% solids epoxy base with a flake broadcast and a UV-resistant polyaspartic topcoat. A typical double garage (36–40 m²) runs about $2,700–$4,400, depending on the flake blend and how much repair the slab needs.

What's different about Ipswich concrete

Reactive clay moves, and slabs crack with it

Many Ipswich blocks sit on reactive clay. It swells after a wet spell and shrinks in a dry one, and the slab on top moves with it. That’s where most of those long hairline cracks in garage floors come from.

Here’s the honest part: no coating stops a slab from moving. What we can do is open up and fill cracks properly before coating, and keep the slab’s control joints as joints instead of burying them. If a crack is still active, we’ll tell you it may show through again, and we’d rather say that at the quote than after.

Slabs that have been under floodwater

Parts of Ipswich, including Goodna, Bundamba and low-lying areas near the Bremer River, went under in 2011 and again in 2022. Concrete soaks up water and gives it back slowly, and a coating rolled over a slab that’s still damp inside will blister.

If your garage has been flooded, even years ago, mention it. We take a moisture reading, and if it’s high we use a moisture-blocking primer (around $20–$30 per m² extra). The upside: once it’s done, an epoxy floor hoses clean far more easily than bare concrete if water ever comes through again.

Old slabs under Queenslanders and carports

Older Ipswich homes often have a concrete pad under the house or a carport slab that’s decades old. Some were poured without the plastic membrane modern slabs sit on, so ground moisture rises more freely. They’re also often uneven and stained. Expect more grinding, a moisture test, and sometimes a levelling compound before coating.

Inland heat

Ipswich summers run hotter than Brisbane’s and the coast’s, with no sea breeze to cool the slab. Our Ipswich epoxy flooring cost and installation guide covers what that heat does to topcoats and how we time summer jobs.

Epoxy for Ipswich warehouses, factories and workshops

Ipswich is a freight and manufacturing city as much as a commuter one. Carole Park, Wulkuraka, Bundamba, Redbank and Swanbank are full of sheds with bare concrete floors that shed dust every time a forklift turns.

Sealing that concrete is the first win. A coated floor stops dusting, which matters if you store food, packaging or anything that goes out to a customer. Then the system gets built up for the traffic: thicker coats for forklifts and pallet jacks, chemical-resistant layers where there are spills, and line marking for aisles, walkways and loading zones.

The bigger question for most businesses is downtime. We can coat in sections so one part of the floor keeps working while another cures, or schedule around a weekend or a planned shutdown.

For a commercial quote, have these ready:

  • Floor area in m², or a site plan
  • What drives on it: forklifts, pallet jacks, trucks, or foot traffic only
  • Any chemicals, oils or food products that might hit the floor
  • When the floor can be out of action, and for how long
  • Line marking you need (aisles, walkways, bays)

Large floors cost well under garage rates per m². We price them after a site visit, because slab condition matters more on a 600 m² floor than on a single garage.

What does epoxy flooring cost in Ipswich?

In Ipswich, epoxy flooring runs about $50–$75 per m² for solid colour, $65–$90 for flake, $75–$110 for a full polyaspartic system and $90–$165 for metallic (2026). That puts a single garage at roughly $900–$1,620 and a double at $1,800–$3,240, before any moisture treatment.

Per-m² rates are hard to picture, so here are four Ipswich jobs worked through:

Springfield Lakes, double garage, flake.

6 m × 6 m is 36 m². At $65–$90 per m² that’s $2,340–$3,240. A slab a few years old with no oil or cracks usually lands toward the lower end.

Brassall, single garage, solid colour.

3 m × 6 m is 18 m². At $50–$75 per m² that’s $900–$1,350. Forty years of oil drips and a couple of cracks push it toward the top, because grinding and repairs take longer.

Goodna, double garage that went under in 2022, flake.

The same 36 m² at $2,340–$3,240, plus a moisture-blocking primer at $20–$30 per m² ($720–$1,080). Total: about $3,060–$4,320.

Ripley, pool surround.

Around 24 m² at $60–$100 per m² for a textured, UV-stable pool system: $1,440–$2,400.

How to read an epoxy flooring quote

Two quotes for the same Ipswich garage can be $1,000 apart. Usually the cheaper one is missing a line. Lay them side by side and check each of these:

Line on the quote What it should say What it means if it’s missing
Surface preparation Diamond grinding (or shot blasting) of the whole floor “Clean and etch” leaves a smooth surface the coating can’t grip
Moisture test A meter reading, taken before the primer is chosen The primer is a guess, and damp slabs blister
Cracks and joints Cracks opened and filled; control joints kept Cracks print straight back through the new floor
Base coat The product named, e.g. 100% solids epoxy An unnamed or bargain base coat can wear through to grey concrete within a few years
Flake or texture Full broadcast, or the grit added for outdoor areas Patchy pattern, and a slippery finish when wet
Topcoat A named UV-stable polyaspartic or polyurethane An epoxy-only topcoat yellows where sun reaches it
Warranty Number of years, what it covers, in writing A verbal promise is hard to hold anyone to
Licence and GST QBCC licence number; GST shown Queensland requires a QBCC licence for most jobs worth more than $3,300; check the number on the QBCC register

Every Resin Masters quote spells out each of those lines.

Install week: what you'll need to do

Most Ipswich garages take us one to two days on site. Your part is mostly about getting things out of the way.

A few days before

  • Clear the floor completely, including shelving and fridges that stand on it. Wall-mounted racks can stay.
  • Find somewhere else to park for about three days.
  • Tell us about floor drains, a step down into the house, or a ramp at the door.

On the day

  • We’ll need access to power and a tap.
  • Grinding is loud for a few hours, so a heads-up to the neighbours goes a long way.
  • Keep kids and pets well away, and keep the internal door to the house shut while the coats go down.
  • In summer we start early, before the slab heats up. Expect us at first light.

After we leave

  • Stay off it for 24 hours.
  • Give it two or three days before the car goes back in, and a full week before you drag a trailer, roll a jack or drop anything heavy on it.
  • Clean it with warm water and a pH-neutral floor cleaner. Skip acid or citrus-based cleaners, which can dull the topcoat.

For a low-use shed, it can be. Most kits are water-based and go onto concrete that hasn’t been diamond-ground, so in a garage you park in every day they tend to peel under hot tyres within a few years. Our Bunnings kit vs professional epoxy guide compares them.

Yes, with the right system. Patios, alfresco areas and pool surrounds need a UV-stable polyaspartic or polyurethane topcoat and a non-slip finish. Plain epoxy outdoors will yellow and chalk.

Most garages take 1–2 days on site. You can usually walk on the floor after about 24 hours and park on it after 48–72 hours. Full cure takes around 7 days.

It depends on your floor. The best installer for a warehouse isn’t always the best for a metallic living room. Use the six questions in our comparison table, check reviews with photos of older jobs, and read our guide to Brisbane epoxy flooring companies.
