You’ve probably seen it. A neighbour’s garage looked brilliant for six months. Then a white bubble appeared near the door. By the second summer, hot tyres were lifting chunks of it off the slab.

That isn’t bad luck. It’s what happens when epoxy goes over concrete that wasn’t ground, or a slab that was still pushing out moisture. Brisbane makes this worse than most cities: older slabs carry decades of oil and old sealer, and summer humidity drives more moisture up through the concrete.

We’re an epoxy flooring company based in Pimpama, and we install epoxy floors for Brisbane homes, shops and warehouses. This page covers what we install, what it costs, the suburbs we work in, and how to compare us against any other installer you’re getting quotes from.

Garage floor epoxy in Brisbane

Garage floors are where most Brisbane homeowners start. And they’re where cheap jobs fail fastest, because a car parked straight off a hot road is the hardest test a floor gets. Soft coatings soften under hot tyres and peel away with them.

Our garage system is a 100% solids epoxy base with a flake broadcast and a UV-resistant polyaspartic topcoat. A typical double garage (36–40 m²) runs about $2,700–$4,400, depending on the flake blend and how much repair the slab needs.

Residential, commercial and industrial epoxy flooring

Residential epoxy flooring in Brisbane

Inside the house, people mostly want two things: a floor that looks like nothing else on the street, and one they can mop in thirty seconds. Metallic epoxy in a living area or rumpus room does the first. Flake in a laundry or mudroom does the second. Outside, patios and alfresco areas need a UV-stable topcoat, because standard epoxy yellows in Queensland sun. That’s the main reason some outdoor epoxy jobs look tired after a couple of summers.

Commercial floors

Cafés, salons, retail stores and showrooms care about downtime as much as the finish. We plan commercial jobs around trading hours and tell you up front how long the floor needs before foot traffic. Kitchens need a slip-resistant, food-safe system that can be hosed down. Our commercial epoxy flooring guide for Brisbane covers the requirements.

Industrial and warehouse floors

Forklifts, pallet jacks and chemical spills need thicker, harder systems than a garage, and often line marking. Prices drop per m² as the area grows: we quote Brisbane warehouses from about $50–$90/m². See warehouse epoxy flooring Brisbane and industrial epoxy flooring Brisbane.

How much does epoxy flooring cost in Brisbane?

Epoxy flooring in Brisbane costs $60–$150 per m² in 2026, including diamond grinding, materials, labour and GST. Solid colour sits at the bottom of that range, flake in the middle, and metallic at the top. Large warehouses come in lower per m². Most installers, us included, have a minimum job charge of $1,200–$1,500.

SystemPrice per m²Single garage
(18–20 m²)
Double garage
(36–40 m²)
Solid colour epoxy$60–$80$1,080–$1,440—
Flake epoxy (basic blend)$75–$100$1,350–$1,600$2,700–$3,200
Flake epoxy (mid-range blend)—$1,800–$2,200$3,600–$4,400
Metallic epoxy$90–$150$1,800–$3,000$3,600–$6,000
Industrial / warehouse$50–$90——
Commercial kitchen$90–$140——

What affects the price? Large cracks, old coatings that need removing, moisture problems requiring a vapour barrier, steps, drains and your chosen topcoat can add $5–$20 per m².

A note about cheap epoxy flooring: A quote well under $50/m² for a garage may leave out essential preparation, moisture testing or the topcoat. The upfront price may be lower, but repairing a failed floor can cost more.

How we install epoxy floors in Brisbane (and why some fail)

Most epoxy floors that fail do so for the same reason: something went wrong before the first coat. Here’s our process, and what goes wrong at each step when it’s rushed.

  1. Free on-site assessment. We inspect the slab, test moisture vapour emission with a meter, and bring colour samples. What goes wrong: a phone quote without a site visit can’t see cracks, old sealer or a damp slab.
  2. Industrial diamond grinding. The concrete is mechanically ground to open the surface and remove paint, sealer and oil. What goes wrong: an acid wash or pressure clean alone leaves a smooth, contaminated surface the epoxy can’t grip.
  3. Crack repair and primer. Cracks and pits are filled, then a primer is chosen to match the slab’s moisture reading. What goes wrong: a standard primer over a slab pushing out moisture traps the vapour. That’s where bubbles and blisters come from.
  4. 100% solids epoxy base coat. Solid colour, flake or metallic, applied thick. What goes wrong: thin, water-based products look the same on day one and wear through years earlier.
  5. UV-resistant polyaspartic topcoat. Seals the floor and stops yellowing in the sun. What goes wrong: a plain epoxy topcoat yellows and chalks in open garages and outdoor areas.
  6. Cure and handover. You get written aftercare instructions. Most garages are walkable in about 24 hours and ready for cars in 48–72 hours. Full chemical cure takes around 7 days.

Brisbane adds two complications. Older homes in suburbs like Kedron, Coorparoo and Ashgrove often have slabs with decades of oil, paint and sealer to grind off. And summer humidity drives more moisture up through concrete, which is why we test every slab rather than guessing. More on that in how to test concrete moisture before epoxy.

How to compare epoxy flooring installers in Brisbane

Get two or three written quotes, then compare how each installer prepares the slab, not just the total. Ask every company the same six questions:

Ask This A Good Answer A Warning Sign
How will you prepare the concrete? Diamond grinding or shot blasting “We’ll acid wash it”
Do you test for moisture? Yes, with a meter, before priming “Brisbane slabs are always fine”
What product and topcoat? 100% solids epoxy, UV-stable topcoat Can’t name the system
What does the warranty cover? A set number of years, in writing, covering workmanship Verbal only, or “lifetime” with no terms
Are you QBCC licensed? Licence number you can check on the QBCC register Avoids the question
Can I see an older job? Photos of floors a year or more old Only fresh handover photos

Fresh epoxy always looks good. How a floor looks after a Brisbane summer is the real test.

For a low-use shed, it can be. Most kits are water-based and go onto concrete that hasn’t been diamond-ground, so in a garage you park in every day they tend to peel under hot tyres within a few years. Our Bunnings kit vs professional epoxy guide compares them.

Yes, with the right system. Patios, alfresco areas and pool surrounds need a UV-stable polyaspartic or polyurethane topcoat and a non-slip finish. Plain epoxy outdoors will yellow and chalk.
